EPC Legislation

From 1st October 2008 the private rented sector falls under the Energy Performance of Building Directive. Under this legislation an Energy Performance Certificate (EPC) must be provided to prospective tenants with any written details or when the tenant first views the property. If an EPC is not made available any landlord could face a fine.

What is an EPC?

The EPC shows two readings on the front page, the energy efficiency rating and the environmental impact (CO2) rating of the property on a scale of A-G. The most efficient homes which should have the lowest fuel bills are in band A. These homes should also have the least impact on the environment. The EPC also includes an estimate on how much energy will be needed to light and heat the property along with an estimated annual cost. Further on the EPC there are recommendations on what improvements could be made to the property detailing costs and subsequent savings per annum.

Arranging an EPC

St Anne’s Cleaning Ltd works in partnership with a fully accredited Residential and Commercial Property Energy assessor and can arrange for the assessment to be carried out at the same time as the post or pre-tenancy cleaning making the schedule easier to manage. The certificate will then be ready and sent to you within 24H.
